Canyon Lake Market News-March 2, 2018

Well, we got through the slow month of February and now it's time to welcome Spring, hopefully with an uptick in home sales for Canyon Lake.

The last week of February was not much different than the rest of the month except there were several downward price adjustments, probably from sellers who were concerned about the lack of market activity.  There were a total of 15 closed sales in February.  The lowest price sale was a condo at the end of the East Bay that closed at $180,000.  The highest sale was a 4 bedroom home on Vacation Drive at $575,000.

If you're looking for a fun event in the community this weekend, there is a Billy Joel tribute concert at the lodge Saturday night 7-10pm.  It should be a fun event if you're a fan of the "Piano Man".  The Lioness Club is hosting Bingo game at the Senior Center at 1:00.

Canyon Lake Market News -February 23, 2018

The market in Canyon Lake was typical for the 3rd week of February with fewer closed sales but several homes now under contract.  There were five new properties on the market this week, six pending contract, and just three closed sales.  There were four downward price adjustments.  Nothing unusual to see here as February is typically the slowest month of the year in Canyon Lake. 

Should be a quiet weekend in the community for activities given the cooler weather.  But the Chamber of Commerce is having it's annual Awards Gala and Installment Dinner Saturday night at 6pm at the lodge.  This is a great event that honors Canyon Lake residents that make a difference in the community.

Canyon Lake Market News-February 16 2018

Well, it was a busy week in the Canyon Lake real estate market.  We always see a little bump in the market around the end of January and early February and this year did not disappoint.  There were several new homes on the market in all the price ranges.  There were also a half dozen homes under contract and a handful of closings.

The highest sale this week was on Chaparral for $553,000 and the lowest sale was a condo on Canyon Lake Drive for $180,000.  There were two new listings over $1 million this week as sellers in that high end waterfront category are out there testing the waters.  Click the links below to see all the details.

Existing Home Sales Reach Highest Mark Since 2007

Home sales are up nationwide year over year with the exception of the Midwest.  This is encouraging news for the market and it's certainly been a long road from the bottom of the market around 2008-2009.

Buyers Are Searching For Your House

The most recent Pending Homes Sales Index from the National Association of Realtors revealed a slight bump in contracts with an increase of 1.6% in December. This news comes as existing home sales are also forecasted to be on pace for 5.54 million in 2017, a 1.7% increase over 2016, which was the best year for sales in a decade.Buyers are searching for your home

The Pending Home Sales Index is a leading indicator for the housing sector, based on pending sales of existing homes. A sale is listed as pending when the contract has been signed but the transaction has not closed.

According to NAR’s Chief Economist, Lawrence Yun,

Pending sales bounded last month as enough buyers fended off rising mortgage rates and alarmingly low inventory levels to sign a contract.

So, what’s the problem?

Buyers are searching for existing homes, but supply is not keeping up with their demand!

Yun went on to explain,

The main storyline in the early months of 2017 will be if supply can meaningfully increase to keep price growth at a moderate enough level for households to absorb higher borrowing cost. Sales will struggle to build on last year’s strong pace if inventory conditions don’t improve.” (emphasis added)

Thinking of buying a home?

If you are debating purchasing a home right now, you are surely getting a lot of advice. Though your friends and family will have your best interest at heart, they may not be fully aware of your needs and what is currently happening in real estate.

Let’s look at whether or not now is actually a good time for you to buy a home.

There are 3 questions you should ask before purchasing in today’s market:

1. Why am I buying a home in the first place?

This truly is the most important question to answer. Forget the finances for a minute. Why did you even begin to consider purchasing a home? For most, the reason has nothing to do with finances.

A study by the Joint Center for Housing Studies at Harvard University reveals that the four major reasons people buy a home have nothing to do with money:

  • A good place to raise children and for them to get a good education
  • A place where you and your family feel safe
  • More space for you and your family
  • Control of that space

What non-financial benefits will you and your family derive from owning a home? The answer to that question should be the biggest reason you decide to purchase or not.

2. Where are home values headed?

When looking at future housing values, Home Price Expectation Survey provides a fair assessment. Every quarter, Pulsenomics surveys a nationwide panel of over 100 economists, real estate experts and investment & market strategists about where prices are headed over the next five years. They then average the projections of all 100+ experts into a single number.

Here is what the experts projected in the latest survey:

  • Home values will appreciate by 4.1% in 2015.
  • The cumulative appreciation will be 18.1% by 2019.
  • Even the experts making up the most bearish quartile of the survey still are projecting a cumulative appreciation of over 10.5% by 2019.

So what does that really mean for you and your family?

If the experts are right and you were to purchase a home by January 2016 for $250,000, that home would appreciate by over $34,000 over the next four years! As we have reported before, homeownership is one of the best ways to build your family’s wealth.

3. Where are mortgage interest rates headed?

A buyer must be concerned about more than just prices. The ‘long term cost’ of a home can be dramatically impacted by an increase in mortgage rates.

The Mortgage Bankers Association (MBA), the National Association of Realtors and Freddie Mac have all projected that mortgage interest rates will increase by approximately one full percentage over the next twelve months as you can see in the chart below:
